Phase I of the Durham.ID project consists of two, 175,000 SF buildings of cutting-edge office space. These facilities include: flexible workspaces and re-imagined urban spaces in a prime downtown location with 90+ restaurants, bars and shops. The project includes a 1,200 space parking deck and is pending LEED Gold certification. Also located on site: rooftop restaurant and ground floor retail shop spaces. The facility features programmed courtyard plaza with WiFi, outdoor seating, public art and an adjacent pocket park with green space.
200 & 300 Morris of Durham.ID feature View Dynamic Glass windows – a cutting edge new technology that adjusts tint throughout the day to optimize occupant well-being. Morris Green public pocket park supports activities along Morris Street for festivals, food truck rodeos, yoga in the park and more.
DETAILS: The seven-story development features approximately 175,000 square feet of premium office space, nearly 20,000 square feet of retail and restaurant space, a 300-space parking deck, landscaped public areas, and pedestrian-friendly streetscapes. The project incorporates View Dynamic Glass, energy-efficient building systems, and sustainable design strategies that earned LEED Gold certification.
SCOPE OF WORK: Barnhill managed all phases of construction, including structural concrete, steel framing, exterior envelope systems, high-performance glazing, parking facilities, site development, streetscape improvements, utilities, retail shell spaces, and Class A office construction. The project also included public gathering spaces, green infrastructure, and architectural features that strengthen Durham’s growing innovation district.
